The lines between retail and entertainment have never been more blurred and most of our projects incorporate forms of retail and food and beverage provision alongside entertainment elements. Confidential Site, Czech Republic
LDP worked with Imaginvest, Master Planner and project manager to define a leisure programme to fit alongside an existing retail centre. The centre owner’s goals of enhancing the leisure offer and driving footfall were the start point for the assignment. We prepared feasibility analysis for the development of a pay-as-you-go urban amusement park, family entertainment centre and night-time entertainment and dining area, to be created alongside an existing shopping mall.
Hastings Pier
As part of the redevelopment plan for Hastings Pier, UK, LDP reviewed the current retail and entertainment offer in the immediate market area. After identifying several areas of opportunity for development, LDP assessed the development mix of entertainment, retail and food and beverage for the pier, based on levels of demand and supportable development for each.
Indoor Ski Hill in Valencia
Over the past 3 years, LDP has also been advising DuProcom, a Spanish developer, in the feasibility, development and operator solicitation for an indoor ski hill in Valencia, Spain which formed part of a destination shopping centre. During this time, LDP assessed the business potential of the operation, which resulted in some changes to the initial design and concept.
Subsequently LDP ran the operator solicitation process, and negotiated on behalf of the developer, in order to obtain a successful operational management contract. We have carried out significant repeat work on sports and entertainment projects for the same client.
Entertainment and Retail Centre in Seville
Following the success in Valencia, LDP was retained to provide advice regarding a similar retail destination in Seville, Spain. Initially asked to review the potential of an indoor ski hill and indoor beach attraction within the retail centre.
Market analysis resulted in a shift in direction, resulting in a new and unique concept being developed to complement the retail centre. LDP was then asked to manage the master planning selection as well as the operator solicitation processes. This project is still under development.
Lifestyle retail centre strategic advice
LDP was asked to work with a retail developer in Bogota Colombia, to assess the opportunities within a specialty retail centre under development. In addition to providing retail strategy advice, entertainment elements were reviewed in terms of their fit within the centre. Possible specialty F&B tenants, a casino, spa, FEC and other luxury ‘experience’ concepts were reviewed.
