Investors
For those considering investment in the leisure industry, perhaps buying existing leisure businesses, or venturing into new geographic areas, our objective view is invaluable.
When considering purchasing an existing group or business, a benchmarking driven review of historic performance and projected future performance can prove invaluable. Our input goes beyond the analytical and we typically spend time with existing management to understand their plans, goals and abilities.
For institutions or investors considering new geographical areas or investment in an unfamiliar sector, we can employ our deep market knowledge to bring you quickly up to speed and allow for informed decision making.
During their careers Yael and Michael have played critical roles in due diligence work for investors, owners and potential buyers of internationally recognised attraction groups such as The Tussauds Group, Six Flags Europe (for Star Parks deal), Disneyland Resort Paris, Parques Reunidos and individual visitor attractions in Belgium, Germany, France and Italy among others. Most recently we have performed due diligence for investors considering attractions investment in Germany, Austria, Belgium and France, as well as a review of Parques Reunidos. LDP’s most recent due diligence project was for Hard Rock Park.
Hard Rock Park Due Diligence
Following Hard Rock Park’s closure after its unsuccessful first operating season, LDP was hired by a potential purchaser to analyse what the real market potential was in Myrtle Beach and what should be done to realise it. LDP performed market analysis and an assessment of the shortcomings of the offer and operations of the existing park. Based on existing market and spend information, reinvestment parameters and identified opportunities and comparable park performances, we performed an analytical assessment of long term attendance, revenue and operating potential in conjunction with an overview of what a new operator would have to do to attain these levels of performance.
Working with LDP, John Collins performed an assessment of the value of the existing rides and equipment and considered the value of the underlying assets and potential from the operator’s perspective. This gave the client a full understanding of the situation and allowed them to make decisions armed with a realistic view. The client did not proceed with the purchase.
Earthquest Resort-Investment summary
Following the market and financial feasibility assessment of the overall resort, LDP was asked to draw together marketing documents to present the investment opportunity to investors. These summary documents present the investment opportunity and are currently in use.
Review of Parques Reunidos Theme Park Chain
We were retained by an internationally significant private equity group to review the existing holdings of Parques Reunidos and their plans for expansion, when put up for sale by Advent International in 2006/7.
As part of this review a full benchmark analysis of each park and its performance was conducted, as well as a review of the plans for growth of the chain.
Valencia Snow Dome Operator search
Following the outline business planning and feasibility study, Yael was asked by the investors and Developers of Neutopia to conduct an operator search for the planned indoor ski hill. Operator solicitation documents were prepared, and potential bids reviewed, shortlisted, and negotiations run on behalf of the clients. The successful operator was signed on 6 months after the process began.
Further example projects are provided in the leisure experience section.
